It doesn't take an expert to spot some of the more obvious problems. Here's what to look for:

1. Follow the line of the drain from the house to the septic tank. Is there any change of colour in the grass? Colour change can indicate leaks.

2. Lift the manhole cover on the septic tank. Does the tank look in good repair or are there gaps in the rendering and signs of disrepair?

3. Follow the outlet to the soakaway area. Is the grass firm and dry? Wet, muddy soakaways or changes in grass colour indicate failure.
